The Papalia Process

Building a custom home is the perfect way to tailor your living space to your unique lifestyle. It requires the right experience, expertise and attention to detail to ensure you get the outcome you deserve.

Our bespoke process for taking your dream home from an idea to a reality, is the reason so many of our clients get to experience the difference.

1.

MEET AND GREET

Before we embark on the design and building process, we believe in establishing a strong foundation built on trust and understanding. Through a meet-and-greet session that allows us to get to know you better, we discuss your requirements, preferences, style, budget and timeline. This valuable interaction helps us match you with the designer who best aligns with your needs and aspirations.
2.

DESIGN BRIEF AND CONCEPT DRAWING

At Papalia Building & Design, we start every home with a blank canvas, tailored to your unique vision. Working closely with your allocated designer, we delve into a detailed design brief. Our team will translate your aspirations into a comprehensive concept plan, ensuring that every aspect is carefully considered and aligned with you budget. Throughout this phase, we remain open to collaboration, continuously refining the design until you are completely satisfied and ready to progress the costing proposal stage.
3.

FIXED PRICE PROPOSAL

A detailed fix price proposal will be presented after we have confirmed your design concept. This includes a specification booklet, base house price, site works costings and a full breakdown of optional extras. From there we will continue to refine your proposal together until it meets all your requirements.
4.

PREPARATIONS OF PLANS AGREEMENT (PPA)

Once you have accepted the fixed proposal, a Preparation of Plans Agreement (PPA) will be signed as a commitment to proceed to the pre-construction documentation phase.
5.

PRE-CONSTRUCTION DOCUMENTATION

We will complete all the documentation required to achieve the necessary approvals for the construction of your new home, ie Developers Approval, Planning Approval, Working Drawings, Engineering Drawings, Energy Rating Report & BAL Assessments (If required).
6.

INTERIOR DESIGN CONSULTATION

Creating a harmonious and captivating interior is an essential part of the design process. Our expert team will guide you through a personalised interior design consultation. From selecting essential items to making non- structural changes to the plans. We will assist you in curating a space that reflects your unique style and preferences. With our guidance and expertise, you can confidently make choices that enhance the functionality and aesthetic appeal of your home.
7.

FIXED PRICE CONTRACT

Once selections and pre-contract documents are finalised, contracts will be presented and signed.
8.

BUILDING APPROVAL

The final stage before the start of your build involves lodging the relevant building permit application to the council. As we wait for the permit to be approved, we will commence the building schedule to allow us to start works as soon as possible.
9.

BUILDING WORKS

Once the building permit is received, we will begin works! With an eye for detail and a huge focus on quality and service, Owner/Director, Pasquale Papalia will coordinate and oversee the entire build, while providing you regular updates.
10.

COMPLETION & HANDOVER

We did it! Building is complete and we are ready to handover the keys to your home.

At the end of the build, we will perform a practical completion inspection (PCI) together.

Once PCI is finished, we’ll provide you with a client handover pack which will include a certificate of
occupancy, warranty, instruction documentation for appliances and fixtures and any other documentations from service providers.
